Buying process

How a purchase proceeds.

1. Find a property

   Find a suitable property — browsing yourself or from a shortlist we put together.

2. Legal due diligence

   Title and encumbrances are checked before you commit.

3. Preliminary agreement

   Sign a preliminary contract and pay a deposit, typically 10%.

4. Contract at the notary

   The final sales contract is signed before a notary.

5. Register ownership

   The notary files the documents with the Land Registry and the buyer pays the transfer tax.

A typical purchase completes in 4–8 weeks. Foreigners may buy freely — the exception is agricultural land, which requires a Montenegro-registered company.
